architect Jason

It looks like we’ll be using architect Jason (I’m even calling him that in conversation now). His proposal looked great. We were pleased to get “not to exceed” pricing.

Here’s the detailed work plan we got back from him:

I am pleased to present the following proposal and scope of work for your review and acceptance. The following hours are estimates based on similar type projects and experience.

Phase 1: 18 hours (Week 1&2)
Initial floor plan layout to transpose the “House Specs draft” and accompanying plans into the floor plan configuration desired, and to accommodate an “ICF” structure. A code review will also take place at this time. These are not the final construction documents, but a layout indicating room spaces and general sizes. This will include both the first and second floor, and the schematic site plan. This will also include the preliminary stair design/configuration. Format to be 11×17.

Formal meeting to review and discuss plan options and changes. It is also recommended that we communicate via e-mail or phone to discuss any changes or ideas that you may need to share during this phase. There are many items that can be addressed and changed quickly via this method that could prevent excessive time in revisions at a later point.

Phase 2: 14 hours (Week 3&4)
Develop the house elevations based on the initial plans and changes made during Phase 1. These elevations will include all components of the house in order to review the materials and detailing at this phase. Material options will be discussed at the meeting during Phase 1 that will guide the design and detailing process during Phase 2. Format to be 11×17.

Formal meeting to review and discuss elevation options and changes.

Phase 3: 8 hours (Week 5)
Make changes that have been requested during previous meetings in order to finalize plans and elevation for review and approval prior to completing final construction documents and details. Format to be 24×36.

Formal meeting to review and discuss final plans and elevations. You will be required to sign off at this point prior to my proceeding with the final construction documents.

Phase 4: 40 hours (Week 6,7,8)
Preparation of final construction documents to submit for permitting. These drawings will be prepared in accordance with Johnson County requirements, and will be given directly to you for distribution to your general contractor and additional sub-contractors. Format will be 24×36.

Total fee: 80 hours
This fee is an estimated total based on experience with projects with a similar scope of services. I do not anticipate that this fee for the scope of services outlined would be exceeded unless a complete change of plans were requested by you the home owner. You will receive a copy of all hours worked and the description of services on an invoice submitted upon agreed terms for payment.

Exclusions:

  • Detailed cabinet/kitchen layout plans as listed in your specs draft. These are items that I could not place a dollar amount on my time without visiting with you first.

  • Rendered drawings of exterior elevations, plans, or interior elevations. These can be requested if desired. Cost per rendering would be $40.
  • Construction Administration services. By using [builder John], this is an item that I feel does not need to be done. John is a successful and high quality builder that will construct the home to all adopted codes, and with a great deal of pride!
  • Site survey. This will be required to be submitted with the construction documents.
    Detailed landscaping plans. These are also an available service that can be negotiated at my standard hourly rate.

Additionally, I will be reimbursed for out-of-pocket expenses in connection with work such as long-distance phone calls, express mail, printing, travel expenses, etc. These will be billed at their direct cost, and will be included on submitted invoices.

That all works out pretty well for us, especially waiving the construction administration fee. Having an existing relationship between your builder and architect is an advantage apparently. I’ve edited out the actual dollar quote, but it was quite fair in our view.
